DEED OF LEASE

THIS DEED OF LEASE is made this ___ day of_____2020

BETWEEN

MR ADE MUSA of No. 1, xxxxxxxx, Lagos state (hereinafter referred to as the "the Lessor"), which expression where the contexts so permit shall include his heirs, privies, successors-in-title, personal representatives, agents, assigns or anyone acting for or on his behalf, of the one part

AND

MRS TOSIN AMAKA of No. 2, xxxxxxxx, Lagos (hereinafter called the "the Lessee") which expression where the contexts so permit shall include his heirs, privies, successors-in-title, personal representatives, agents, assigns or anyone acting for or on his behalf of the other part.

WHEREAS,

1. Mr Ade Musa is the beneficial owner of the Plot of land situate at No 8 Fajuyi Street, Peace Estate, Jos and is willing to lease to the Lessee.

2. The Lessee is equally willing to pay the rent for the property to be leased.

NOW THIS DEED WITNESSES AS FOLLOWS:-

• In consideration of the Rent and the Lessee's covenants reserved and contained in this lease, the Lessor LEASE to the Lessee ALL THAT property situated at No 2, xxxxxxx, Lagos to hold unto the Lessee for a fixed term of four (4) years commencing from 1st January 2020 and expires 31st December 2023 paying the sum of N3,000,000 (Three Million Naira) yearly and the Lessee shall pay the sum of N12,000,000 (Twelve Million Naira) the receipt of which the Lessor hereby acknowledges as rent for the term granted in advance at the commencement of this lease.

THE LESSEE COVENANTS with Lessor as follows:

1. Not to assign, underlet or part with possession of the premises or any part thereof without a written consent of the Lessor; such consent not to be unreasonably withheld;
2. To pay rent reserved in this lease anytime before or on the future as may be levied on the property;
3. To pay all taxes, rates, duties, assessments, impositions and outgoings payable now or subsequently introduced in respect of premises whether payable by the Lessor or the Lessee.
4. To keep the premises and any additions thereto and the fixtures in good condition and repair.
5. To use the premises for residential purpose only.

THE LESSOR COVENANTS with Lessee the quiet enjoyment of the premises during the term without any form of interruption whatsoever.
